General Conditions
GENERAL TERMS AND CONDITIONS FOR TOURIST RENTALS - MIZAR CESENATICO S.R.L.
This document defines the rental conditions for the exclusive tourist use of properties managed by Mizar Cesenatico S.r.l. (hereinafter referred to as the "Agency"), which acts in the name and on behalf of the respective owners.
1. OBJECT OF THE LEASE AND FACILITIES
Purpose: The property is rented exclusively for tourist use pursuant to Article 1326 of the Italian Civil Code.
Furnishings and furnishings: The accommodation is furnished, complete with crockery and cutlery. Blankets, bedspreads, and linens in general (sheets, pillowcases, towels, tablecloths, napkins, tea towels, etc.) are not included.
Pets: Pets are not permitted unless expressly indicated in the property description. In this case, only small pets are allowed, subject to prior notification to the Agency and payment of the additional final cleaning fee.
2. PAYMENT TERMS AND SECURITY DEPOSIT
Deposit: A deposit of 40% of the total stay is required upon online booking, in addition to the balance for mandatory additional services (guest welcome fee and mandatory final cleaning).
Balance: The full balance must be paid by bank transfer no later than 7 days before your scheduled arrival.
Security Deposit: A €300.00 deposit is required to cover any damage to furniture and furnishings. If no damage is found, the security deposit will be refunded by the Agency via bank transfer within 7 days of your departure.
I authorize the Agency to withhold the necessary funds to cover any damages found. I also undertake to pay any additional compensation if the damages exceed the security deposit paid.
3. ARRIVAL AND DEPARTURE (CHECK-IN / CHECK-OUT)
Key collection (Check-in): The keys will be handed over on the day of arrival according to the times to be agreed with the Agency, exclusively after the balance has been paid.
Clearance (Check-out): The apartment must be vacated no later than 9:30 AM on the day of departure.
Late arrival: Upon prior notification, arrival may be postponed, subject to the obligation to pay the full agreed balance.
In the event of non-payment, the contract will be automatically terminated due to Tenant's breach of contract.
4. RULES OF CONDUCT AND HOUSEKEEPING
Occupancy and Groups: The number of guests staying must not exceed the number of spaces reserved. In the event of excess occupancy, the Agency is authorized to evict the excess guests and retain the security deposit. Groups of children under 25 years of age are strictly prohibited.
Tenant Obligations: Before departure, the Tenant must:
Wash and put away all used crockery, dishes, and utensils.
Empty and clean garbage cans.
Close the front door, windows, and faucets, and turn off lights and air conditioning.
Extra Service: Failure to comply with the cleaning rules will result in a €30.00 flat-rate charge for this extra service.
5. CANCELLATION POLICIES
Notices of reservation cancellations must be sent by email to: cesenatico@mizarimmobiliare.it or valverde@mizarimmobiliare.it
Up to 120 days before arrival: free cancellation with a full refund of the amount paid.
From 120 to 90 days: 20% refund of the rental fee.
From 90 to 7 days: no refund.
Less than 7 days before arrival: full payment of the reservation is required.
If you wish, you can protect your reservation with the optional Care4UHotel insurance policy.
This coverage protects you in the event of trip cancellation or interruption of your stay.
Remember: the policy must be activated within 48 hours of booking.

6. DISCLAIMER
The Agency is exempt from any liability for any changes in environmental or ecological conditions that may occur during the stay.
The Agency declines all responsibility for money, valuables, or personal items left unattended by the Tenant inside the apartment.
